Zoning cannot approve the building plans until the DP is approved. 2. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the Development Package. 3. COMMENT: Once the plans have been reviewed and approved by PDSD Commercial Plan Reviewers and zoning has verified consistency with the DP, the building plans can be approved by zoning. Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Provide Structural Calculations for Foundations per Section 1601.1 of International Building Code 2018. 2. Provide details and calculations for all design items that are not deferred. Design items include (but are not limited to) footings, anchor rods, foundation walls, stairs. Calculations are to include loading, load combinations, design loads and column reactions. 3. Provide Wind Load Calculations for the Building per Section 1609 of International Building Code 2018. 4. Provide Seismic Calculations for the Building per Section 1613 of International Building Code 2018. 5. All Calculations shall be sealed and signed by Professional Engineer registered with State of Arizona per Section 107.1 of International Building Code 2018. 6. DEFERRED SUBMITTAL REQUIREMENTS Structural general notes are to include any components of the building that may be considered deferred submittals. IBC Section 107.3.4.1 requires deferred submittals to be approved by the building official. If items will be deferred the plans are to clearly note the following per IBC Section 107.3.4.1: * To be reviewed by design professional in responsible charge. * Design professional shall affix a notation that the deferred items are in general conformance with their design of the building. * They shall be submitted for review by the building official. * Shall not be installed until approved by building official. BUILDING REVIEW COMMENTS: Denied 1. IT appears that no sprinkler system is being installed. A sprinkler system is required in S-1 occupancies greater than 12,000 sq. ft. Provide a sprinkler system in accordance with Section 903.2.9. 2. Sheet A1.0: The plan north wall is within 16'-0" of the property line. This would require that wall to have be a 1 hour fire rated assembly. Provide a properly rated wall in accordance with Section 602 and Table 602. 3. No egress plan has been provided. Provide a detailed egress plan. 4. Add roof drain sizing calculations to the roof plan in accordance with IPC 1106.1 & 1106.2 & Tucson Amendment Appendix B rates of rainfall. 5. Add the GPM discharge amount to each set of roof drain/overflows on the roof plan in accordance with IPC 1106.2 6. Add roof drain/overflow rooftop detail to the roof plan. 7. No bathrooms have been provided. Provide bathrooms and applicable details in accordance with Section 2902. MECHANICAL REVIEW COMMENTS: Denied Provide ventilation air in an approved manner (MMC2018,403.3.1.1) ELECTRICAL REVIEW COMMENTS Conditionally Approved E1.0: Detail #2: Comment only: #8 AWG wire to photocell seems unnecessary. E4.0: Comment only: Calculated amperage for H1 panel is high for the KVA load. No effect on design. PLUMBING REVIEW COMMENTS: Denied First Plumbing Review: 1). Show the accessible route with distances to the required plumbing fixtures that service this bldg. & Provide fixture counts of the toilets, lavs, High/low drinking fountain, & service sink. -IPC 403.1, 403.3.3, 403.5 2). Plan page A5.0 needs to include gutter & downspout sizes with calculations. -IPC 1106.1, 1106.3, 1106.6 3). Show continuation of water service to tie in location on plan page P100 - IPC 106.3.1 4).
