STRUCTURAL REVIEW COMMENTS:
Denied
1. Indicate how the existing porch roof is to be modified and cut back to allow for the new addition on the structural plans. Indicate how the existing beam will be supported at the new wall.
2. Indicate the live and dead loads of the new structure on the plans. Indicate the minimum designed wind speed for the structure is to be 115 mph per 3 second gust and the seismic category is B.
3. Indicate that the soil under the slab and around the footings will be treated for termites prior to the pouring of the concrete. 2018 IRC R318.
4. Indicate on the drawings that fireblocking will be installed to cut off both vertical and horizontal concealed draft openings between stories and attic or roof area. 2018 IRC R302.11.


BUILDING REVIEW COMMENTS:

1. The existing bedroom 1 window to remain does not appear to meet egress requirements. This room is being modified with the closure of the other window and must meet the requirement for an egress window at grade. Clarify if this existing window to remain is compliant or provide a new window. 2018 IRC R310.2.
2. The new master bathroom window is shown on the outside of the porch column in the south elevations but is indicated on the inside of the porch on the floor plans. Coordinate the drawings as needed.
3. Clarify if there will be an attic area and an access point. Attics that have a vertical height of 30” or greater and are not less than 30 sf must be provided with an access point not less than 22 by 30”. 2018 IRC R807.1.


MECHANICAL REVIEW COMMENTS:

1. Provide an ACCA compliant Manual J for the sizing of the mechanical equipment (such as Elite or other approved heating and cooling calculation methodologies) for the new unit. 2018 IECC R403.7.

ELECTRICAL REVIEW COMMENTS

1. Indicate on the electrical service diagram that a Ufer ground will be installed (concrete encased electrode) for the grounding of the new panel. 2017 NEC 250.52(A)(3).
2. Clarify the outlet spacing for the living room to the right of the new laundry room door. It appears that the spacing exceeds the maximum distance and the outlets shown may need to be adjusted. 2017 NEC 210.52(A)(1).
3. Note that all exterior outlets shall be GFCI protected and be provided with a weatherproof enclosure with “in-use” covers. 2017 NEC 406.8.


PLUMBING REVIEW COMMENTS:

1. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing.
