Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Update the notes on sheet G1 to indicate a basic designed wind speed of 115 mph and a seismic category B. 2018 IRC table R301.2(1) as amended. 2. Verify foundation notes sheet G1, there does not seem to be a new foundation or a geoteck report with this submittal. Remove or modify the note if not applicable BUILDING REVIEW COMMENTS: Denied 1. Clarify the proposed evaluation of the work for the submittal, $10,782.00 does not appear to include the entire scope of the work. The value should include all of the work on the structure. 2. The drawings indicate that work was started prior to the contractor’s involvement with the project. Indicate on the drawings that all work will be to code including any previous work that may not be to code as directed by the inspector. 3. Provide a wall section or note the insulation values for the walls and the ceiling on the drawings. The pictures appear to show a block wall that is to be furred out. All walls are required to be insulation to a minimum of R13 and the ceiling is required to be R38. 2018 IECC table R402.1.2. 4. Indicate the energy values of the windows on the drawings. Windows are required to have a minimum U factor of .40 and a SHGC of .25. 2018 IECC table R402.1.2. 5. Indicate on the drawings that fireblocking will be installed to cut off both vertical and horizontal concealed draft openings between stories and attic or roof area. 2018 IRC R302.11. 6. Clarify note 7 which indicates “interior wall finish of the garage by owner” and note 8 on sheet A1 that indicates “interior finish of the new garage shall be per IRC R309.2”. these notes appear to contradict each other. Per IRC 302.5, the garage shall be separated from the house with a minimum of ½” gypsum board. Update the notes to indicate this on the drawings. 7. Note on the drawings that the door from the house to the garage will be a minimum of a 20-minute rated door and be equipped with an automatic closing device. 2018 IRC R302.5.1. 8. Clarify if there will be an attic area and an access point. Attics that have a vertical height of 30” or greater and are not less then 30 sf must be provided with an access point not less than 22 by 30”. 2018 IRC R807.1. MECHANICAL REVIEW COMMENTS: Denied 1. Provide a mechanical layout for the house including the new hvac unit and ductwork. 2. Provide a Manual J or other approved sizing methodology for the sizing of the new equipment. 3. Note that a thermostat will be provided for the primary heating and cooling system capable of controlling the on a daily schedule in accordance with the 2018 International Energy Conservation Code R403.1. 4. Note that ducts, air handlers and filter boxes shall be sealed. 2018 IRC M1601.4.1. Note on the drawings that all bath fans will be exhausted directly to the exterior. 2018 IRC M1505.2. ELECTRICAL REVIEW COMMENTS Denied 1. Update the kitchen countertop spacing that appears to exceed the required spacing to the left of the kitchen sink. Outlet are required so that no point along the countertop will be more than 24” to an outlet. 2017 NEC 210.52(A). 2. Note on the drawings that a minimum of 90% of all lighting fixtures in the dwelling will contain high-efficacy lamps. 2018 IECC R404.1. 3. Note on the drawings that all smoke detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. 4. Note on the drawings that carbon monoxide devices shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined. 5. Provide light in attic at the attic access point if required (see building review comment 8). 2017 NEC 210.70. PLUMBING REVIEW COMMENTS: Denied 1. Indicate the washing machine in the Fixture unit schedule shown on sheet P1. 2. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing. 3.
