Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Update the standard structural design notes on sheet S0.1 to match the City’s amendments for wind speed requirement and seismic design. The minimum designed wind speed is to be 115 mph per 3 second gust and the seismic category is B. Revise drawings if needed for new criteria. 2. Indicate that the soil under the slab and around the footings will be treated for termites prior to the pouring of the concrete. 2018 IRC R318. 3. Indicate on the drawings that fireblocking will be installed to cut off both vertical and horizontal concealed draft openings between stories and attic or roof area. 2018 IRC R302.11. BUILDING REVIEW COMMENTS: Denied 1. Sheet A0.0 indicates the minimum insulation requirements for the IECC however it is missing the ceiling insulation value. This is the minimum, and the note on sheet A2.1 indicate a greater wall insulation. Add a note for the minimum R38 ceiling insulation and clarify which set of values are to be used in this design. 2. Modify the IECC notes on sheet A0.0 to indicate a permanent certificate shall be completed by the builder or other approved party for the new work. The certificate shall be posted on a wall in the space where the furnace is located, a utility room or an approved location inside the building. Where located on an electrical panel, the certificate shall not cover or obstruct the visibility of the circuit directory label, service disconnect label or other required labels. The certificate shall indicate the predominant R-values of insulation installed in or on ceilings, roofs, walls, foundation components such as slabs, basement walls, crawl space walls and floors and ducts outside conditioned spaces; Ufactors of fenestration and the solar heat gain coefficient (SHGC) of fenestration, and the results from any required duct system and building envelope air leakage testing performed on the building. 2018 IECC R401.3. 3. Indicate the locations of the existing and new utilities on the site plan. Include the sewer, water, electrical and any changes to the propane tank connections. It is unclear form the plumbing drawings if the existing septic field is being removed and a new connection to the city main will be installed. If there is additional work being done on this site as part of a separate permit, note this on the drawing and indicate the scope of the other permits by others. Sheet A1.0 4. Clarify the height of the finished guard rails from the finished walking surface for the rooftop deck and the stairs. The 36” dimension is measured from different starting points on the south and west elevations and the structural drawings (detail 17 sheet S4.1) and is confusing. Adding a clarifying note is acceptable or general detail showing the railing. 5. Indicate the spacing between the guardrail vertical members. Guards shall not have openings that would allow the passage of a 4” sphere with the exceptions of the open sides of the stair and the triangular opening at the treads. 2018 IRC R312.1.3. 6. Indicate the height of the stair risers on the drawing or indicate that the risers shall not exceed 7 ¾”. Only the equal height is noted on sheet A4.2. 2018 IRC R311.7.5. 7. Indicate the location of the bath exhaust fans on the reflected ceiling plans. The locations are not indicated on the mechanical plans but are on the electrical. Coordinate the drawings and indicate exhaust fans in the girls’ and boys’ bathrooms since there is no operational windows in these rooms. 2018 IRC R303.3. 8. Indicate location of the existing lighting on the reflected ceiling plan for the study. The switching will most likely be modified due to the change of the new entry door. MECHANICAL REVIEW COMMENTS: Denied 1. Provide an ACCA compliant Manual J for the sizing of the mechanical equipment (or other approved heating and cooling calculation methodologies) for the new unit. 2018 IECC R403.7. 2. Coordinate the locations of the bathroom exhaust fans with the electrical and reflected ceiling plans. Exhaust fans are required in both the girl’s and boy’s restrooms. 2018 IRC R303.3. ELECTRICAL REVIEW COMMENTS Denied 1. Indicate all exterior lighting will be installed in accordance with the PIMA County regulations. Provide notes for the required fixture shading and light requirements for this project. 2. Provide a plan for the rooftop patio and indicate and electrical to be installed in this area. 3. Indicate the location of an exterior outlet that is within 25’ of the new roof top unit for the servicing of the unit or indicate a new one will be provided. 2017 NEC 210.63. 4. Indicate a light at the top of the new exterior stairway. All exterior stairways are required to have illumination at the top (or bottom if the stairway leads from grade to the basement) per IRC. 2018 IRC R303.8. 5. Indicate the switching location for the boy’s room toilet light on the drawings, it appears to be missing. 6. Indicate the location of the bath exhaust fans and the switching on the electrical plans. Coordinate locations with the mechanical and reflected ceiling plans. 2018 IRC R303.3. 7. Indicate a receptacle within 3 feet of the outside edge of the middle vanity in the boy’s bathroom. The receptacles can be shared however they must be within the maximum distance. 2017 NEC 210.52 (D). 8. Indicate the locations of the existing lighting, switching and receptacles for the study. Mark the existing to remain and any new devices as required. It is unknown if the moving of the entry door will affect the layout. At least one wall switched controlled lighting outlet shall be installed in every habitable room 2017 NEC 210.70(A)(1). 9. The electrical notes provided on sheet E3 appear to be more commercial in nature indicating motors and such. Update the notes to match this project. 10. Note on the drawings that the new girl’s and boy’s bathrooms have an existing dedicated 20 amp circuit for the bathroom receptacles or provide a new dedicated circuit. The circuit shall have no other outlets but can be shared between the two bathrooms. 2017 NEC 210.11(c). 11. Note that the new can lighting installed in the existing main level ceiling will be IC rated and sealed for energy efficiency requirements. 2017 NEC 410.66 12. Note that a minimum of 90% of all lighting fixtures in the dwelling will contain high-efficacy lamps. 2018 IECC R404.1. 13. Note that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52. 14. Provide smoke detectors and carbon monoxide detectors in the hallway to code, only one is noted outside of the laundry room and is to far from the other bedrooms. (see requirements noted below). 15. Note on the drawings that smoke detectors will be installed in the existing house, not just the new addition. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedroom. 2018 IRC R314.2. Note on the drawings that all smoke detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. 16. Note on the drawings that carbon monoxide detectors will be installed in the existing house, not just the new addition. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3. Note on the drawings that carbon monoxide devices shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined. PLUMBING REVIEW COMMENTS: Denied 1. The site plan indicates a septic tank however the plumbing drawings indicate the to extend the sanitary sewer main. Clarify if the structure is getting connected to city water and sewer. 2. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing. 3. Note on the drawings that a water hammer arrestor shall be installed where quick closing valves are utilized. 2018 IPC 604.9. 4. Note on the drawings that all plumbing fixtures will be low flow type. Toilets are noted in the plumbing schedule at 1.6 gallons per flush or less, however add notes for the showerheads and all faucets to not exceed 2.5 gallons a minute. Ordinance 7178. 5. Indicate on the drawings that all showers will be pressure balanced and be supplied with an anti- scald mixing device, only the faucets are noted as having a max temperature on the plumbing fixture schedule.
