This site is located in the R-2 RCP zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2). 1. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. As wall heights were not provided from design grade Zoning has added 6” to the provided dimension of 23’-6” for a total of 24’-0”. Based on the platted, S04-113, perimeter yard setbacks of 10’-0” or ¾ the height of the exterior wall, the required perimeter yard setback from the proposed SFR to the north property line is 18’-0”, proposed setback is 10’-8”. A Design Development Option (DDO) must be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. The following comments need to be addressed prior to applying for the DDO as addition comments maybe forth coming: 1. Per UDC Article 6.4.5.C.2.b.(2).(c), “The distance between the street pavement edge and the parking structure is eight feet or less” but the plot plan shows 8.5’ 2. Street perimeter yard setbacks for the main structure are based on UDC Table 6.4.5.C-1, ADT of 140 or less, the greater setback resulting from the alternate measurement is required. As no setback dimensions from the main structure to the street property line Zoning cannot verify if the structure meets setbacks.
