STRUCTURAL REVIEW COMMENTS: Conditionally Approved Conditions of approval: An engineered fill of minimum 18" thickness needs to be provided below foundations as per the geotech report recommendations as the structural design is based on soil bearing capacity linked to the engineered fill. Foundation notes and details are lacking this detail but it needs to be executed in the field else a revised foundation based on reduced soil capacity of 1500 psf would need to be provided for review and approval. BUILDING REVIEW COMMENTS: Approved MECHANICAL REVIEW COMMENTS: Conditionally Approved Approved/Subject to field approval ELECTRICAL REVIEW COMMENTS Denied 1. Sheet E4.0: For NEW SERVICE ENTRANCE SECTION, provide date maximum available fault current calculation was performed for contractor to fabricate label. NEC 2017, 110.24. 2. Sheet E1.0: Provide office furniture layout for Office 102 to verify clearance requirements for VFD equipment. NEC 2017, 110.26. 3. Sheet E1.0: Wash Bay Room electrical equipment tags not fully legible. 4. Sheet E4.0: For transformer TL secondary taps, sheet keynote 9, clarify which tap rule is being used. 240.21(C) contains several tap options. If claiming 10' tap rule, specify the maximum length of secondary transformer TL conductors to both CWA and CWB. NEC 240.21(C)(2). PLUMBING REVIEW COMMENTS: Denied First Plumbing Review: 1). Sanitary sewer continuation on plan pages P1.1 & C4.3 don't correlate. -IPC 106.3.1 2). Washer drains can't connect to double sanitary tee. on plan page p3.1 -IPC 706.3 3). Washers on plan page P2.1 & P3.1 need to discharge to an lint interceptor due to multiple washers doesn't meet the exception. -IPC 1003.6 4). Washers on plan pages P2.1 & P3.1 require hot water. -IPC 607.1 5). Add keynote symbols next to each carwash bay hose faucet that correlates to the non-potable verbiage on P2.1 notes - IPC 106.3.1, 608.9.1 6). All hose bibs on plan page P2.1 need shut off valves -IPC 606.2 7). Floor sinks that connect to trench drains on plan page P2.1 & P3.1 need P-traps, -IPC 802.3 8). Trench drain outlet connections on plan pages P2.1 & P3.1 need P-Traps -IPC 1002.1 9). Change Grease interceptor detail on P3.1 internal note to 6" DIA pipe & fittings to correlate with remainder of plan set, not 4" -IPC 706.3 10). Plan Page P2.1 isn't clear if water softener connection is before or after backflow preventer. -IPC 106.3.1 11). Auto washing is an allowed use in the zone (UDC Table 4.8-4, subject to Use Specific Standard 4.9.13.E. 1. As DP22-0053 has not completed the first review Zoning is not able to compare the building plans to the DP. Once the 1st review of the DP is completed and comments addressed Zoning will review the building plans for compliance with the DP. Additional comments maybe forth coming.
