The following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). 1. Demonstrate compliance with UDC 6.6.3.B.3. If the accessory dwelling unit is built as a new structure, it must be developed with a high albedo level (>60 SRI) or other cool roof technology per the ICC Green Construction Code. 2. Wall height was not provided from design grade; however, an additional six inches have been added for the purpose of this comment. Based on a wall height of approximately 14'-6", the minimum required setback to the east property line is 9'-8"; proposed setback is 9'-0". A DDO must be submitted and approved to reduce the required setbacks. The DDO application and its requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. The DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type "Zoning Administration."
