STRUCTURAL REVIEW COMMENTS:

1. Verify the design lateral pressure from the surcharge loads are included in the lateral earth pressure load and design of the foundation wall as indicated in IBC 2018 Section 1610.1
2. The requirements in OSHA 1926.757 for the erection of open web steel joists are to be followed. Where steel joists are used with columns that are not framed in at least two directions with solid web structural steel members, a steel joist shall be field-bolted at the column to provide lateral stability to the column during erection. Where constructability does not allow a steel joist to be installed at the column the joists are to be stabilized on both sides of the column.
3. Except for steel joists that have been pre-assembled into panels, connections of individual steel joists to steel structures in bays 40 feet or more shall be fabricated to allow for field bolting during erection.
4. Provide a vertical stabilizer plate at columns for steel joist as required by OSHA 1926.757.
5. Verify OSHA steel erection standards for open web steel joists. Section 1926.757 (a)(8) requires connections of individual steel joists to steel structures in bays of 40 feet or more shall be fabricated to allow for field bolting during erection.
6. Bracing is shown along line 10 in the North South Direction. Verify lateral loading is resisted by the end walls in NS and EW directions and transferred to the foundations safely.
7. Show lines of bridging for the steel joists per the recommendation of the Joist Manufacturer.
Submit a response letter addressing these correction items and provide bubbles on the revisions to the drawings.

Construction documentations – Project application address is “6690 South Alvernon Way” while other documents doesn’t match this. Structural calculation doesn’t provide this address.
Bond letter – Term effective from 7/21/2020 to 7/21/2021 which has past.
Sheet A0.0 – Provide complete and accurate applicable building codes. “2015” International Fire Code is used instead of “2018”. 2017 “Idaho State” Plumbing Code is used for City of Tucson, Arizona project.
Sheet A0.0 and A2.1 – Maximum exit access travel distance with sprinkler system is not 400’ for S-1 per 2018 IBC table 1017.2. It’s 250’ with sprinkler system. Is the anticipated occupancy S-2 instead? Clarify.
Sheet A0.0 – Provide complete list of deferred submittals and separate permits to clarify the scope of work. Project application states “MEP” are differed so describe each of them in A0.0. How is this building energized without any electrical work for means of egress? Are there structural submittals such as tilt up and steel stairs? How about Fire Alarm and Sprinkler system? Is signage under separate permit too?
Sheet A0.0 – Show ADA parking count per A117.1 – 2009. How many required and provided ADA parking?
Sheet A2.1 - How is this building energized without any electrical work for means of egress? Provide electrical scope of work and construction documents for egress requirements such as exit signs and illumination.
Sheet A2.1 – Provide the scope of fire alarm system. Is it going to be provided?
Sheet A2.2 – shows “electrical company to protect transformer and gear” while no electrical plans were submitted.
Sheet A2.2 – Construction notes 3 states to coordinate stair locations with “Civil” while Civil plan not provided.
Sheet A2.2 – Construction notes 4 install freeze proof hose bib per “MEP” while no MEP drawings are provided.
Sheet A2.2 – Construction notes 7 to coordinate electrical requirements for overhead doors while no electrical plans are submitted.

Sheet A2.4 – Cross reference roof edge details and provide gutter and downspout details.
Structural plans – Provide statement and schedule for special inspections per 2018 International Building Codes Chapter 17.
List complete and accurate items that require special inspections.

1.COMMENT: Zoning has reviewed the building plans for compliance with the associated Development Package DP22-0100. Zoning cannot approve the building plans until the DP is approved.

2. COMMENT: Zoning will review the building plans on the next submittal as it relates to the zoning review purview and compare the building plan footprint, building height, and square footage and location to ensure consistency with the Development Package.

3. COMMENT: Once the plans have been reviewed and approved by PDSD Commercial Plan Reviewers and zoning has verified consistency with the DP, the building plans can be approved by zoning.
