This comment was not fully addressed. The proposed development requires seven (7) motor vehicle parking spaces (UDC Table 7.4.4-1). Per UDC 7.4.6 and a Zoning Administrator's determination, when five (5) or more motor vehicle parking spaces are required, the requirements of UDC 7.4.6 and 7.6.4.B apply. Demonstrate parking and landscaping requirements of UDC 7.4.6 and 7.6.4.B on the next submittal. 2. Per 7.4.6.H.1, barriers, such as post barricades or wheel stop curbing, are required in a vehicular use area. Show wheel stop curbing on your next submittal. Wheel stop curbing must be a minimum of two and one-half from the front of the parking space (see UDC Figure 7.4.6-C for an example). 3. The minimum standard parking space size is 8.5 feet by 18 feet. One of the parking spaces shown on the site plan does not meet the minimum size requirements. The motor vehicle parking requirement may be reduced by one space if six non-required bicycle parking spaces that meet the short- or long-term bicycle parking standards are proposed (UDC 7.4.5.E.3). Refer to UDC 7.4.9 for bicycle parking design criteria. 4. As required by Technical Standards Manual Section 7-01.3.3, a continuous pedestrian circulation path must connect all public access areas of the development to the pedestrian circulation path located in any adjacent street and connect all buildings to bicycle and vehicle parking areas. All sidewalks must be a minimum of four feet wide and installed to avoid any obstruction which decreases the minimum width to less than four feet. 5. The new fence shown on the site plan is a separate permit and shall not be included within this permit's scope of work. This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting. General Note - UDC 2-10.4.1 Identification and Descriptive Data - All improvements and site information, such as adjacent rights-of-way and property lines, shown on the landscape plan will be identical in size and location to those shown on the base plan (site plan or tentative plat). Should amendments be required to the base plan through the review process, the same amendments will be made to the landscape plan which will then be resubmitted along with the base plan. 1. Placing trees along the edge of a parking area or at the ends of parking row does not meet the intent of the UDC. All spaces within 40’ of a tree is only one of the requirements, and it is required to meet all. The intent is to provide as much shade on the asphalt as possible, and the requirement is 1 tree per 4 parking spaces; trees are expected to be placed within the parking area itself to mitigate the heat and glare radiated by the built environment, UDC 7.6.1.A.3. Trees are to be distributed evenly throughout the parking area, UDC 7.6.4.B.1.a., UDC Technical Standards Manual 5-01-.3.2 2. An irrigation plan and specifications are required per UDC Administration Manual 2-10.4.2.C and Technical Standards Manual Section 4-01.4.2, Irrigation Standards. 3. If native plans will be disturbed, a Native Plant Preservation Plan, Section 7.7.4, is required to be submitted and approved in accordance with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval. Please note that Mesquite hybrids will be considered native trees, and should be included in NPP inventory UDC 7.7.6.
