1. The proposed development requires seven (7) motor vehicle parking spaces (UDC Table 7.4.4-1). Per UDC 7.4.6 and a Zoning Administrator's determination, when five (5) or more motor vehicle parking spaces are required, the requirements of UDC 7.4.6 and 7.6.4.B apply. Demonstrate parking and landscaping requirements of UDC 7.4.6 and 7.6.4.B on the next submittal.

STRUCTURAL REVIEW COMMENTS:

1. Indicate the design criteria for the new addition including the live and dead loads and show the City of Tucson 2018 IRC amendments to table R301.2(1).
2. Indicate on the footing notes sheet S1.0 that the ground area under the slab and footing shall be treated for termites prior to the setting of concrete. 2018 IRC R318
3. Clarify if the new addition is to have a cathedral ceiling or if ceiling joists are to be installed. The framing plan indicates 2x8 wood joists only and does not specify if they are rafters or ceiling joists. Additionally, detail 3 on sheet S2.0 appears to be cathedral or sloped ceilings where as detail 4 on the same sheet shows separate rafters and ceiling.
4. If the ceiling is to be cathedral type as shown in detail 3 sheet 2.0, clarify the type of insulation to be used in the ceiling. A typical R38 batt insulation can not fit in to a 2x8 framing without furring the area down.


BUILDING REVIEW COMMENTS:

1. Note the clear opening size and location of the egress window for all the newly created bedrooms for both units on the floor plans. 2018 IRC R310.2 for grade level egress.
2. Provide a light and vent schedule for the new or modified rooms that is in accordance with 2018 IRC R303.1.
3. Provide a stoop outside of the new unit B front door. The landing shall be 36” in length of travel and at least as wide at the door it serves. 2018 IRC R311.3. Provide a note or construction detail for the stoop including the material (concrete, PT wood, pavers, etc.).
4. Note on the drawings that the unit A and unit B shall be separated from each other by not less than a 1 hr. fire separation. This includes extending wall assemblies to the underside of the roof decking in any attic areas (unless exception 2 of the referenced code section is met). 2018 IRC R302.3.
5. Note that fire blocking will be installed in all walls and concealed spaces. 2018 IRC R302.11.
6. Note on the drawings that a permanent certificate shall be provided near the furnace which contains the predominant R values of the insulation, U values and SHGC of fenestration, and the results of any required duct or air leakage testing. The certificate shall also include the types and efficiencies of heating, cooling, and water heating appliances for both units. 2018 IECC R401.3.

ELECTRICAL REVIEW COMMENTS

1. Indicate an outlet for the servicing of the mechanical unit for both of the new hvac appliances. The outlet must be accessible, on the same level as the unit, and within 25’. 2017 NEC 210.63.
2. Note on the drawings that a minimum of 90% of all lighting fixtures in the dwelling will contain high-efficacy lamps. 2018 IECC R404.1.
3. Indicate the location of carbon monoxide detectors in the existing house. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3.
4. Indicate the location of the smoke detectors outside of the bedroom doors, detectors are only indicated inside the bedrooms. 2018 R314.3.
5. Clarify the location of the countertop outlets in the kitchen for unit A and B, it appears that the spacing exceeds the maximum allowed. Outlets shall be a maximum of 24” from the end of the countertop or at an appliance space such as a sink or a stove, and 48”o.c. thereafter. 2018 IRC E3901.4.1.
6. Indicate an outlet at the end of the kitchen countertop peninsula in unit B. Outlets are required where the peninsula countertop is 24” long or greater. 2018 IRC E3901.4.3.
7. Indicate an outlet in the hallway for unit A. Hallways that are 10 feet or longer require an outlet to be installed 2018 IRC E3901.10.
8. Clarify if there are existing outlets that will be reused or if new outlets will be provided on existing walls in the living rooms and bedrooms. Some existing walls show new outlets such as unit A bedroom 2, but no new outlet is indicated in the master bedroom on the back side of the bedroom closet. There are also outlets missing in the living room in unit A on the existing wall. 2018 IRC E3901.2.
9. Indicate an outlet in the living room for unit B on the wall adjacent to bathroom 2. 2018 IRC E3901.2.
