COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the R-3 zone (UDC 4.7.12). Multi-family residential is a permitted use in this zone (Table 4.8-2). See Use Specific Standards 4.9.7.B.6.

Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. As dimensions from design grade to the highest point of the wall were not provided on Model Plan T21-M0025 Zoning has added 6” to the dimensions shown on the elevations.

This comment was not addressed correctly. 0.125 does not equate to 1”, 0.125 is greater than 1” and setbacks are not rounded down. At a minimum the setback needs to be 16’-2”. The proposed changes to the site will required a revision to the approved DP. Until the DP is revised Zoning cannot approve the building plan. All wall heights should be from design grade to the highest point of the wall.
The minimum setback is the greater of ten (10) feet, or three-fourth (3/4) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).
1. Based on a wall height of 21’-6” the required perimeter yard setback from the proposed duplex to the west property line is 16’-3”, proposed setback is 15’-9”. Development Package DP20-0249 showed a wall height of 21’-0”.

A Design Development Option (DDO) must be submitted and approved to reduce the required setback,
DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
