COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the R-3 zone (UDC 4.7.12). Multi-family residential is a permitted use in this zone (Table 4.8-2). See Use Specific Standards 4.9.7.B.6.

Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. As dimensions from design grade to the highest point of the wall were not provided on Model Plan T21-M0025 Zoning has added 6” to the dimensions shown on the elevations.

The minimum setback is the greater of ten (10) feet, or three-fourth (3/4) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).
1. Based on a wall height of 21’-6” the required perimeter yard setback from the proposed duplex to the west property line is 16’-3”, proposed setback is 15’-9”. Development Package DP20-0249 showed a wall height of 21’-0”.

A Design Development Option (DDO) must be submitted and approved to reduce the required setback,
DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
