1.COMMENT: The Pima County Assessor’s effective construction date for your building or structure is 1953. The actual construction date may be earlier.
Buildings, portions of buildings or structures that are 50 years of age or older must be architecturally documented prior to demolition. Documentation will be reviewed and approved by the Historic Preservation Office before a permit is issued.

2.COMMENT: Draw dimension and label the height of the new structure measured from design grade to top of wall.

3.COMMENT: Provide all setbacks. After reviewing the aerials it has come to my attention that the rear portion of the house was actually a porch addition, not an existing be room. Provide all the information for the porch to be converted into a bedroom.

STRUCTURAL REVIEW COMMENTS:
Denied
1. Provide information on the roof structure that indicates the rafter sizes, roof sheathing and the finished roofing product for the porch. Only the posts and beams are indicated in the plans on sheet 6 and there are no notes for the wall section G.

BUILDING REVIEW COMMENTS:
Denied
1. Indicate on the front page that all work will follow the codes and ordinances of the City of Tucson.
2. Provide a section or detail for the ADA accessible ramp showing the length of the ramp and slope as well as the required landings at the top and the bottom. Indicate type of materials to be used such as concrete and gravel base or PT wood.
3. Increase the landing size at the door to a m minimum of 60” x 60”. ANSI A117.1 405.7 requires a 60” landing minimum for the ramp in the direction of travel. When the door is subject to locking is adjacent to a ramp landing, the landing shall provide a turning space 405.7.5.


MECHANICAL REVIEW COMMENTS:

ELECTRICAL REVIEW COMMENTS

1. Clarify that the CO detectors are combination CO and Smoke detectors or just CO. The electrical symbols list only indicates CO. If this is not a combo unit, add smoke detectors to these locations as well.
2. Indicate an exterior outlet within 25 feet of the service panel. There is an outlet indicated in the electrical notes sheet 4 for under the service panel however it is not shown on the plans
3. This appears to be a new electrical service, indicate a Ufer ground into the building foundation rebar will be provided. 2017 NEC 250.52 (A)(3).
4. It appears that the can lighting in the laundry room will interfere with the attic access. Modify this area by moving the lighting or the access location.
5. Provide light in attic at the attic access point. 2017 NEC 210.70.
