TRANSMITTAL DATE: May 5,2022

COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.
1.COMMENT: After comparing the aerials to the plot plan it has come to my attention that there is a possible non-permitted porch addition on the North portion of the house. After researching PRO there were no records for the porch addition that could be verified or found. Provide permit documentation or include the information on this permits.

2.COMMENT: Show everything on site it appears that there is a shed on the Northwest portion of the property next to the porch. Please clarify if that is a shed if so include the height, square footage and setback dimension.

3.COMMENT: Provide the gross floor area of the House on the plan do not include the patio area. Per UDC Article 6.6.3.d the accessory structure proposed shed cannot exceed 50% of the gfa of the principal structure.

4.COMMENT: Revise scale on-site plan. Revise the lot coverage calculation to not include the patio as it does not count toward the lot coverage calculation per UDC 6.4.3.C.1.a.

5.COMMENT: The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 10’-8” the required perimeter yard setback from the proposed to the east property line is 7’-1 ”, proposed setback is 6’-0”. At a minimum a neighbor’s setback waiver is required to reduce the perimeter yard setback. To secure this waiver the following text shall be provided on the plot plan and be signed and dated by the only of the property to the east:

My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.

Signature: _____________________________

Date: _________________________________

If you are unable to secure the neighbor’s setback waiver a Design Development Option (DDO) will need to be processed and approved to reduce the setback. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. If you have questions about the DDO application or process please contact Mark Castro at Mark.Castro@tucsonaz.gov.
