This site is located in the C-2 zone (UDC 4.7.21). Single Family Residence and Food Services is an allowed use in the zone (UDC Table 4.8-4) subject to Use Specific Standards 4.9.4.M.1 and 4.9.13.P

1. Per UDC Article 3.3.3.G.2.c A site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. As Development Package DP17-0218 is still open a revision to this DP is required showing the proposed addition. This revision must be approved prior to approval the building permit.

Sheet I-1; Existing Certificate of Occupancy: The existing Certificate of Occupancy indicates an Occupancy Group of M (Retail) with an area of 3110 SF. With the addition of a hood for food preparation, the new Occupancy Classification would fall under an A-2 (Restaurant). Please provide a new Code Analysis indicating the Occupancy Classification, Construction Type, Occupant Load, and SF (Sheet IS-01 indicates 1937 SF). A new C of O will be provided.
2. Sheet 2; Floor Plan: Note 7 indicates a new kitchen exhaust hood. Please provide structural calculations indicating the existing roof structure is capable of safely supporting the new hood load. In addition, provide structural details to indicate how the new hood is supported from the existing structure. All calculations and details shall be sealed, signed, and dated by a registered design professional.
3. Sheet 2; Floor Plan: Please indicate a seating layout on this plan. Indicate the required number of accessible seating spaces per the IBC Section 1109.11, and show those spaces on the plan.
4. General: Please verify the valuation (labor + materials) for this project.

05/05/2022 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Provide guards for equipment located within 10 feet of a roof edge or of a walking surface that is elevated more than 30 inches above the adjoining grade. Reference: Section 304.11, IMC 2018.
2. Specify the size and the material used for the construction of the grease duct. Reference: Section 506.3.1.1, IMC 2018.
3. Verify that the termination location of the exhaust from EF-1 does not constitute a fire hazard. Reference: Section 506.3.13, IMC 2018.
4. Show that the hood installation complies with Section 507.2.6, IMC 2018 with regard to a smooth, cleanable, non-absorbent, and non-combustible material installed between the hood and the wall and extending 18" beyond the hood.
5. Clarify the exhaust flowrate for the Type I hood. The Hood Schedule shows a total exhaust flow rate of both 5400 CFM and 4860 CFM.
6. Provide adequate make up air for the kitchen exhaust hood (e.g. the air balance for the building lacks 590 CFM of being neutral). Reference: Sections 501.4 and 508.1 IMC 2018.
