STRUCTURAL REVIEW COMMENTS:

1. The Design Base Shear (V) for design loads (Seismic) are shown on Structural Drawing S0 as 0.057W. The Structural Calculations submitted shows it as 0.081W on page 8. Verify and submit response.
2. Provide Geotechnical Report for the proposed building per International Building Code 2018, Section 1803.1.
3. Refer to Detail 1 on Drawing S0, Partial Roof Plan-Remote Condenser support Framing. A new condenser unit weighing 1500 pounds is being added. Submit adequacy of existing roof framing. Justify with structural calculations if any reinforcing is required to the existing supporting members.
4. DEFERRED SUBMITTAL REQUIREMENTS
Structural general notes are to include any components of the building that may be considered deferred submittals. IBC Section 107.3.4.1 requires deferred submittals to be approved by the building official If items will be deferred the plans are to clearly note the following per IBC Section 107.3.4.1:
* To be reviewed by design professional in responsible charge.
* Design professional shall affix a notation that the deferred items are in general conformance with their design of the building.
* They shall be submitted for review by the building official.
* Shall not be installed until approved by building official.
Submit a response letter addressing these correction items and provide bubbles on the revisions to the drawings.


BUILDING REVIEW COMMENTS:

1. Sheet C1: The maximum allowable sq. ft. is exceeded. Section 1102.2 of the IEBC states that additions are not permitted to increase the area of the existing building beyond what is permitted by Ch. 5 of the IBC. The building is indicated as Type V-B construction. Since the building is already beyond the permitted area this addition cannot be added. Provide clarification on the existing construction type and the proposed addition. Ensure the existing construction type is correct.
2. Sheet LS1: The exit access travel paths do not indicate the distances traveled. Provide the travel distances lengths on the Life safety plan.
3. Provide a comprehensive schedule of special inspections along with all applicable paperwork.
