The plan review and permit issuance shall not be considered a warranty or guarantee. The Structural Engineer is responsible for following ALL applicable Federal, State and local Municipal Codes and Ordinances. BUILDING REVIEW COMMENTS: Denied 1. The occupant load provided is incorrect. Occupant loads are calculated by a space by space basis in accordance with Section 1004.3 and Table 1004.5. Provide a properly calculated occupant load. 2. Previous comment: Provide required plumbing fixture calculations. Response: The schedule provided is not a plumbing fixture calculation. Provide a plumbing fixture calculation that shows the minimum number of plumbing fixtures required. 1. Previous comment: The water fountain does not meet the accessibility requirements of Section 1109.5.1. Provide all detailed drawings for the water fountain. Response: Not Complied 1. Previous comment: Indicate the location of all required egress illumination in accordance with Section 1008. Response: Not complied. The RCP does not show the location of egress illumination. No further information has bee provided for the type exit signage provided. MECHANICAL REVIEW COMMENTS: Denied 1. A level working platform shall be provided for appliances installed in an approved manner on roof's having a slope of 3 units vertical in 12 units horizontal sheet M3 (IMC2018,306.5.1) Complied 2. Provide mechanical roof plan (IMC2018,106.3.1) Complied 3. Provide an approved ventilation calculation table. (i.g. the total area for this building is 6,080 square feet, the total area your providing in your table is 5,300 square feet, your missing 780 square feet, also your lumping all the rooms as offices, when you got different rooms that must be calculated as different occupancies with different CFM requirements than an office. for example a dining room, Zuma room, sleeping room requires different outside air than an office and they must be listed accordingly sheet M4 (IMC2018,106.3.1) Not Complied 4. Public restrooms require 70 cfm of exhaust air you got 60 cfm and you don't specify if it is continuous or intermittent exhaust sheet M4 (IMC2018,403.3.1.1) on your ventilation calcs's you got 3 restroom's with a total combined cfm capacity of 150 cfm, with no note that says continuous ventilation, and then you got a exhaust air fan schedule, that says exhaust fan 85 cfm 1. it contradicts the numbers in your ventilation calc's and 2. it say's it is interlocked with the air handler but it doesn't say it is continuous like you imply in your written response. you must submit a revised plan that matches your written response on sheet M4 Not Complied ELECTRICAL REVIEW COMMENTS Denied 2nd Electrical Review E-1: Sheet C-1 provides exterior lighting calculations. Still need to provide interior lighting Comcheck to show compliance with IECC 2018. E-3: Panel A circuit 5,7 for 40 amp CB used for water heater is too large or the conductor is too small. #10 AWG Cu wire shown needs a 30 amp CB or if water heater needs 40 amp CB, larger wire is required. PLUMBING REVIEW COMMENTS: Denied Second Plumbing Review: 1). OK 2). SAME- Add scupper sizing calculations to plan page A5 - IPC 1106.1, 1106.5, ** 8x8 scuppers shown on plan pages A3 & A5 don't correlate with 6x6 scupper detail on A3 & the over flow scupper should be the same size as the primary** 3 thru 6 OK 7). Same- P1 water piping diagram doesn't illustrate hot return piping system as shown on P2 water heater detail. -IPC 607.2 8 thru 9 OK 10).
