BUILDING REVIEW COMMENTS:

1. Indicate a minimum of R30 for the new ceiling insulation in detail 4 sheet 2 and show the 1/2” gyp board celling on the section. The notes are unclear.
2. Note on the drawings the U value and SHGC for the new sliding glass door per the 2018 IECC Table R402.1.2. A minimum U value of .32 with a SHGC of .25 is required.
3. Note on the drawings that fire blocking will be installed in all walls and concealed spaces where newly built or existing areas in which the framing is exposed during construction. 2018 IRC R302.11.


MECHANICAL REVIEW COMMENTS:

1. Indicate how the new dining room will be heated and cooled. No mechanical systems were shown.


ELECTRICAL REVIEW COMMENTS

1. Provide a panel schedule for the work and clarify the total electrical load on circuit #11 and the breaker size. It appears that all of the new lighting and outlets are being added to that circuit.
2. Clarify what new outlets are being added to circuit #7, the notes next to the devices indicate circuit #11.
3. Note on the drawing that all exterior outlets shall be GFCI protected and be provided with a weatherproof enclosure with “in-use” covers. 2017 NEC 406.8.
4. Indicate the location of the smoke detectors in the existing house. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedroom. 2018 IRC R314.2.
5. Note on the drawings that all smoke detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4.
6. Indicate the location of carbon monoxide detectors in the existing house. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3.
7. Note on the drawings that carbon monoxide devices shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined.
