COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.
1.COMMENT: Provide a Residential Plot Plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. This shall in include:
a. Lot coverage calculation that meets the requirements of UDC Article 6.4.3 & the example shown on the residential plot requirements.
b. Zoning of adjacent parcels
c. All Utility lines

2.COMMENT: Draw dimensions and label the height of the new structure measured from design grade to top of wall. Provide a scale on the elevation plan.

3.COMMENT: Provide a floor plan for the existing residence on the plan so that Zoning can verify if the requirements of UDC Article 4.9.7.B.7 are applicable to this project.

4.COMMENT: Clarify if this guest house is going to be an ADU or a sleeping quarters.

5.COMMENT: If an ADU is proposed show how the following comments are satisfied. ADU Comments:
In addition to the parking required for the principal use, one parking space shall be provided for the accessory dwelling unit .
If the accessory dwelling unit is built as a new structure it must be developed with a high albedo level (>60 SRI) or other cool roof technology per the ICC Green Construction Code.
For lots less than 6,500 square feet in size, the accessory dwelling unit is limited to 650 square feet of gross floor area . For lots equal to or greater than 6,500 square feet, the accessory dwelling unit is limited to 10% of the lot size, not to exceed 1,000 square feet of gross floor area .
On sites where the principal structure is one story, accessory dwelling units shall not exceed 12 feet in height

04/27/2022 KEN VAN KARSEN BUILDING-RESIDENTIAL REVIEW Reqs Change Update the plans for a sleeping quarters or dwelling unit. A kitchen with stove/range and full size refrigerator is the major determining factor of a dwelling. The dwelling requires a separate address and utility meters. Also, an impact fee is collected, and the design must include preparations for handicap, solar and gray water collection. Design a unit with no more than a snack bar for avoiding these costly features.
