Provide additional documents as requested by review staff. STRUCTURAL REVIEW COMMENTS: Denied 1. Note that fire blocking will be installed in all walls and concealed spaces including existing areas in which the framing is exposed during construction. 2018 IRC R302.11. BUILDING REVIEW COMMENTS: Denied 1. Note on the drawings that all work will be done in accordance with the adopted codes and ordinances of the City of Tucson. 2. Indicate the U factor and SHGC for the new window that is in compliance with the 2018 International Energy Conservation Code Table R402.1.2 Zone 2b. Windows are required to have a U factor of .40 or less and a SHGC of .25. 3. Clarify the insulation value in the new laundry room ceiling. A minimum Insulation value of R38 is required unless the area meets the reduction requirements of 2018 IECC R402.2.2. The insulation value can be reduced to R30 if the new reduced area does not exceed 20% of the total of the dwelling. R402.2.2. MECHANICAL REVIEW COMMENTS: Denied 1. Indicate that the new mini-split system will be installed to manufactures specifications. 2. Note on the drawings that all bath fans will be exhausted directly to the exterior. 2018 IRC M1505.2. ELECTRICAL REVIEW COMMENTS Denied 1. Provide a panel schedule for the house and indicate the new circuits that are being added. 2. Indicate a new light with a switch on the exterior of the new laundry room door or provide a three-way switch to an existing light on the porch that is capable of illuminating the area. 2017 NEC 210.70. 3. Note that all new or replaced 15- and 20-amp outlets shall be tamper proof type. 2017 NEC 210.52. 4. Indicate that the bathroom will have a minimum of one 20 amp branch circuit that will supply the bathroom outlet. This circuit may not supply any other outlets outside of the bathroom. 2017 NEC 201.11 (c)(3). 5. Note on the drawings that smoke detectors will be installed in the dwelling or indicate there are existing detectors that are in compliance with current code. Smoke detectors shall be installed in each sleeping room, outside of each sleeping room in the immediate vicinity of the bedroom. 2018 IRC R314.2. All smoke detectors shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. 6. Note on the drawings that carbon monoxide detectors will be installed in the dwelling or indicate there are existing detectors that are in compliance with current code. Carbon monoxide detectors shall be installed outside of each sleeping area in the immediate vicinity of the bedrooms. 2018 IRC R315.3. All carbon monoxide devices shall receive their primary power from the building wiring with a battery backup and shall be interconnected so that the actuation of one alarm will activate all. 2018 IRC R314.4. Smoke detectors and carbon monoxide alarms may be combined. 2018 IRC R314.5 and R315.7.4. PLUMBING REVIEW COMMENTS: Denied 1. Clarify if the existing water service and water meter is of sufficient size to accept the new plumbing load. 2. Note on the drawings that all plumbing fixtures including toilets, faucets, and showerheads shall be low flow type. Toilets are required to be low flush using 1.6 gallons per flush or less, while showerheads and faucets must not exceed 2.5 gallons a minute. Ordinance 7178. 3. Note on the drawings that all plumbing drain, waste and vent systems shall be tested for leaks in accordance with the 2018 IRC P2503.5 prior to concealing.
