This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 1. Based on a wall height of 14’-6” the required perimeter yard setback from the propose SFR to the north, east and west property line is 9’-8”, proposed setback to the north property line is 5’-8”, east property line is 6’-0” and west property line is 5’-0”. 2. The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a). This comments as not addressed correctly. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall, UDC Article 6.4.5.B & Figure 6.4.5-A, not the top of roof. Also no setback dimension was provided from the entrance feature. Based on a wall height of 14’-6” the required front street perimeter yard setback from the Living area wall to the street is 21’-9”, proposed is 20’-0”. Based on a wall height of approximately 17’-3” the required front street perimeter yard setback from the entrance feature is 25’-11”, proposed was not provided. A Design Development Option (DDO) must be submitted and approved to reduce the required setback, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”.
