This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 1. Based on a wall height of 14’-6” the required perimeter yard setback from the propose SFR to the north, east and west property line is 9’-8”, proposed setback to the north property line is 5’-8”, east property line is 6’-0” and west property line is 5’-0”. The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a). 2. As height dimension were not provided to the highest point of the wall for the entry feature shown on the plan and street perimeter yard setback dimensions were not provided, DDO comments for the street perimeter yard requirements cannot be provided but based on a measurement function with Bluebeam it appears that the proposes height of this feature is approximately 17’-3” which requires a 25’-11” front street perimeter yard setback, proposed appears to be approximately 23’-0”. Addition comments: 3. Remove the reference to “PERIMETER YARD “AA” from the plan as perimeter yard designators have not been applicable since 2011.
