Trade Service and Repair: Major is a permitted use in this zone (Table 4.8-4). See Use-Specific Standard 4.9.4.X.1. COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Per TABLE 6.3-4.A: DIMENSIONAL STANDARDS FOR THE C-1, C-2, C-3, OCR-1, & OCR-2 ZONES, C-3 ZONE: Nonres Use to a Res Zone the required perimeter yard setback is 1½(H), (H) = Height of the proposed exterior building wall 1. Zoning acknowledges that a DDO has been applied for, T22SA00231 but until approved Zoning cannot approve this plan. Based on an exterior building wall height of 19’-0” the required perimeter yard setback from the proposed expansion to the east property line is 28.5’, proposed setback is 6.5’. A Design Development Option (DDO) must be submitted and approved to reduce the required setback to the east property line, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. The 18’-0” height shown on DP22-0040 is not accurate and will affect the DDO requirements. 2. Zoning has reviewed the building plan for compliance with DP22-0040 and although the plans appear to match Zoning cannot approve the building plan until the DP is approved.
