Trade Service and Repair: Major is a permitted use in this zone (Table 4.8-4). See Use-Specific Standard 4.9.4.X.1. 1. Zoning has reviewed the building plan for compliance with DP22-0040 and although the plans appear to match Zoning cannot approve the building plan until the DP is approved. 2. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. As heights were not provided frim design grade zoning cannot determine required perimeter yard setback requirements but at a minimum a A Design Development Option (DDO) must be submitted and approved to reduce the required setback to the east property line, DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. The 18’-0” height shown on DP22-0040 is not accurate and will affect the DDO requirements. 3.
