This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9.

1. It does not appear that a separate grading plan was submitted as stated below. Until the grading plan is submitted and approved Zoning cannot approve this plan. Per final plat Coyote Pass recorded under Book 58 Page 19 this parcel requires Hillside Development Zone (HDZ) review and submittal of a grading plane. The HDZ will be reviewed during the grading plan review. The grading plan is a separate submittal from the building permit and is submitted at: https://docs.tucsonaz.gov/Forms/tucsonpermitapp, using the Submission Type “Site Review”. Until the grading plan is approved Zoning cannot approve the building plan.

2. The submitted comment response letter was unreadable.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Landscape Review Section comments were addressed.
This plan has been reviewed for compliance with applicable development criteria in the City of Tucson Unified Development Code (UDC) Administrative Manual (AM) Section 2-11 and Technical Manual (TM) Section for landscape, native plants and water harvesting.

1. The NPPO is intended to encourage preservation in place of healthy native plants through sensitive site design that minimizes the disruption of areas within the site containing healthy plants while allowing for salvage and transplanting plants on the site that are likely to survive.

A Native Plant Preservation Plan, Section 7.7.4, is required to be submitted and approved with Sections 7.7.3.D.3 & .4 of the Unified Development Code (UDC) and Admin. Manual Section 2-11.0.0 prior to Grading Plan approval. Only saguaros, which are protected plants, in the disturbed areas are required to be inventoried and transplanted because of the open space set-aside.
