(1st Review) TRANSMITTAL: January 27, 2022 COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). This site is located in the O-3 zone (UDC 4.7.15). A single-family residence is a permitted use in this zone (Table 4.8-3). The minimum setback is the greater of ten (10) feet, or three-quarters (3/4) the height of the structure’s wall facing each interior property line (Table 6.3-3.A). 1. Based on a wall height of 12’-2” the required perimeter yard setback from the proposed addition to the north property line is 10’-0” proposed is 5’-10”. A Design Development Options must be submitted and approved to reduce the required perimeter yard setback. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. If you have questions about the DDO application or process please contact Mark Castro at Mark.Castro@tucsonaz.gov. The following comments need to be addressed prior to submitting for the DDO: 2. The lot coverage calculation is not correct. Per UDC Article 6.4.3.B.3.b all vehicle use areas, whether improved or unimproved, are included, see the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. This would include the entire 24’ ingress/engress easement along the west end of the property. 3. The parcel shape and dimensions are not correct. Review final plat “A Mountain Vistas Lots 1 Thru 12 found at: https://www.tucsonaz.gov/apps/maps-and-records/subdivisions/details/5826, and provide the correct shape and dimensions on the plot plan. 4. There are several easements shown on the final plat that need to be shown on this plan Show the 24’ ingress/engress & utility easement along the west side of the property and a utility easement along the east side of the property. 5. Remove the reference to “ALLEY” from the plan as this is a 24’ ingress/engress easement. Please confirm that specified SIMPSON ITS2.37/11.88 Top Mount Hangers will provide the uplift resistance necessary to conform to IRC Section R802.11.1, as amended. BUILDING REVIEW COMMENTS: Denied Please advise as to status of DDO application with the City of Tuscon for reduced setbacks. Approval of same is not within the scope of this review. Sheet A5.1 (Roof details) and A6.1 (Notes on Roof Ventilation): IRC Section R806.5 provides methods by which an attic or unvented enclosed rafter space may be unvented. In the case of the latter, one of several options may be selected based on the configuration and type of insulation provided. Though it appears that one of the options is being sought in order to preclude ventilation, details on Sheet A5.1 do not conform to any of these options. Please revise as necessary. MECHANICAL REVIEW COMMENTS: Approved ELECTRICAL REVIEW COMMENTS Denied E1.0. R315.2.2 Alterations, repairs and additions. Provide a carbon monoxide alarm outside of each separate sleeping area in the immediate vicinity of the bedroom. Alarms shall be configured as for new construction. Proposed smoke alarms may be combination carbon monoxide/smoke alarms, if desired. PLUMBING REVIEW COMMENTS: Conditionally Approved P-1.1- Provide a minimum of R-3 insulation on domestic hot water lines where ¾ inch and larger in nominal diameter, where buried or located under a floor slab, or where located outside the conditioned space. |
