1. Zoning as reviewed the building plans for compliance with DP21-0340 and although it appears that the building plans match the DP as required information was not provided on the DP Zoning cannot approve the building plans. Zoning will review for compliance on the next submittal.

2. If the development package sheets are to be provided in the building plan set the either need to be; stamped approve DP set, or marked for reference only.

1. Refer to Architectural Drawing A3.2 and Structural Drawing S3.1. The Architectural Drawing calls for 5' overhang and Structural Drawing calls for 3’-6” max. Verify and make revisions as needed.
2. Structural steel, components and fasteners which are exposed, are to be protected against corrosion in accordance with AISC 360 Section B.13 as indicated in IBC 2018 Section 2203.1

1. An occupant load calculation must be provided. Numbering the amount of employees is the incorrect method to determine the occupant load. Provide a correct occupant load in accordance with Section 1004 and Table 1004.5. Additionally, the new occupant load will require additional plumbing facilities.
2. Provide existing and demolition floor plans.
3. Provide clarification to the nature of the operations occurring in the space and how it aligns with an F-1 occupancy.
4. Provide a thorough egress plan.

Other comments:
Should NOT put any stamp / seal over the EOR's PE seal. Could barely discern PE's name or number. This could have caused the set to be denied.
Typically should provide Short Circuit calculations as this is a Tucson city requirement. Panels are rated above TEP short circuit value, making this a moot requirement.


PLUMBING REVIEW COMMENTS:

1).Per Plan Pg. CVR the following pages are missing. P1.2, P2.1, P3.1, P3.2...... Roof plan A2.4 & Site details A1.2. -IPC A106.3.1
2). Add gutter & downspout sizes with calculations to plan pages A3.1 & A3.2 that derive from -IPC 1106.3 & 1106.6
3). This occupancy load & type requires a service sink. -IPC 403.1
4). Plan Pg. P1.0 needs to illustrate the trench drain piping, it's not being shown connecting to any system. -IPC 301.3
5). Will the trench drain on P1.0 be required to discharge thru an oil/sand interceptor? what will be discharging to the trench drain other that water treatment discharge? plans show the fabrication floor area being sloped to the trench drain. IPC 1003.1
6). Add the backflow preventer information to plan pg. P2.0 -IPC A106.3.1, 303.1, 608.1
7). Evap water connections on Plan Pg P1.0 need backflow protection. -IPC 608.3
8). Water service on Plan page C2 undersized shows 1.5" & plan pg. P1.0 shows 2". The plan pages need to correlate. -IPC A106.3.1, 604.3
