Tucson Water's New Area Development Unit has no objections to the proposed re-zoning and offers the following comments for your convenience. 2. A water improvement plan (PN 115-2015) to serve these 10 parcels with domestic and irrigation water and water for fire suppression was accepted by Tucson Water in June 2016, but the public water mains shown on that plan were never constructed. 3. Tucson Water's acceptance of PN 115-2015 expired in June 2017, and any new plan to construct public water mains to serve the area being rezoned will need to re-enter Tucson Water's Water Availability, Water Master Plan, and Water Design Plan processes at their starting points. 4. Buildings or facilities exceeding 30 feet or three stories in height shall have not fewer than two means of fire apparatus access for each structure. D104.3 Remoteness. Where two fire apparatus access roads are required, they shall be placed a distance apart equal to not less than one half of the length of the maximum overall diagonal dimension of the lot or area to be served, measured in a straight line between accesses. Aerial Fire Apparatus Access Roads D105.1 Where required. Where the vertical distance between the grade plane and the highest roof surface exceeds 30 feet, approved aerial fire apparatus access roads shall be provided. D105.2 Width. Aerial fire apparatus access roads shall have a minimum unobstructed width of 26 feet, exclusive of shoulders, in the immediate vicinity of the building or portion thereof. D105.3 Proximity to building. One or more of the required access routes meeting this condition shall be located not less than 15 feet and not greater than 30 feet from the building, and shall be positioned parallel to one entire side of the building. The side of the building on which the aerial fire apparatus access road is positioned shall be approved by the fire code official. 507.1 Required water supply. An approved water supply capable of supplying the required fire flow for the protection shall be provided to premises on which facilities, buildings or portions of buildings are hereafter constructed or moved into or within the jurisdiction. 507.3 Fire Flow. Fire-flow requirements for buildings or portions of buildings and facilities shall be in accordance with Appendix B of the IFC. 903.2.8 Group R. An automatic sprinkler system installed in accordance with Section 903.3 shall be provided throughout all buildings with a Group R fire area. FIRE HYDRANTS 507.5.1 Where required. Where a portion of the facility or building hereafter constructed or moved into or within the jurisdiction is more than 400 feet from a hydrant on a fire apparatus access road, as measured by an approved route around the exterior of the facility or building, on-site fire hydrants and mains shall be provided where required by the fire code official. Exceptions: 1. For Group R-3 and Group U occupancies, the distance requirement shall be 600 ft. 2. For buildings equipped throughout with an approved automatic sprinkler system installed in accordance with Section 903.3.1.1 or 903.3.1.2, the distance requirement shall be 600 feet. 507.5.1.1 Hydrant for standpipe systems. Buildings equipped with a standpipe system installed in accordance with Section 905 shall have a fire hydrant within 100 feet of the fire department connections. A fire alarm system will be required.
