There is an existing 8" cement asbestos water main (WO 2289) on the west side of the property in Swouth Warren Avenue and an existing 8" cement asbestos water main (WO 4914) on the south side of 22nd Street that can supply water to this proposed development. 2. If any new public water mains are to be constructed within this project, the following requirements will apply: a. A water master plan for this project will need to be submitted to Tucson Water's New Development section for review and approval. b. During the master water planning of this project, please plan on looping the on-site water mains to two different points in Tucson Water's existing water distribution system as required by Section 8-06.4.2.A of Tucson Water's Design Manual to meet water quality and fire flow requirements, or explaining what legal and/or technical reasons prevent such looping. c. The new water lines will need to be located within public or private streets to the maximum extent practicable. Where this is not practicable, the new water lines will need to be centered within water line easements that lie on smallest number of private lands possible and are a minimum of 15' wide. d. The Fire Department's fire flow requirements will also need to be shown on the water master plan. e. Upon approval of the water master plan, a detailed water design plan for the new water lined will need to be submitted to Tucson Water's New Development section for review and approval. f. The owner of the property will need to enter into a Construction Agreement with Tucson Water regarding the new water main before water line construction may begin. 3. Development must comply with the Administrative Manual Section 2-06 - Development Package. 2. This site is in I-1 zone and commercial recreation is permitted in this zone. See Use-Specific Standard 4.9.13.Q. 3. Setback requirements (UDC, Section 6.3.4): a. Eastern property boundary: 1.5 the height of the structure on the eastern boundary of the parcel; for example, 20’ fencing would require a 30’ setback. b. Southern property boundary along 22nd: 21’ or the height of the building (the greater of the two will apply) measured from the back of the existing curb or future curb location. i. Follow up comment: 22nd future ROW width is 120’ and currently the ROW is ~130’ c.
