Accessory Dwelling Unit (ADU) (1st Review)

TRANSMITTAL: January 19, 2022

This site is located in the SR zone (UDC 4.7.4). An Accessory Dwelling Unit is a permitted use in this zone (Table 4.8-1). See Use-Specific Standards 4.9.7.B.6, .8 & .9 and 6.6.3.

1. As the SR zone does not allow for two (2) dwelling units on a single site, see UDC Table 6.3-1, the proposed studio will need to be developed as an Accessory Dwelling Unit (ADU), which is subject to an Impact Fee of $2,748.00. This impact fee is over and above any permit fees. This studio could be developed and a sleeping quarters and would not be subject to impact fees. To be considered a sleeping quarters the kitchen would need to be removed. A single bowl bar type sink, and under counter refrigerator are allowed but no cook top or range.

The following comments apply to both the ADU and sleeping quarters:

2. ADU - Per UDC Article 6.6.3.B.4 On sites where the principal structure is one story, accessory dwelling units shall not exceed 12’ in height. On sites where the principal structure is two stories or greater, the height of the accessory welling unit may be equal to the height of the principle structure. Sleeping Quarters - Per UDC Article 6.6.3.D Accessory Structures, except for accessory dwelling units, shall not exceed 12 feet in height. Per UDC Article 6.4.4.A Measurement of Building Height, building height is the vertical distance measured from the design grade elevation to the highest point of a flat roof. Based on the elevations provided this structure exceeds the allowed 12’ for both an ADU or Sleeping Quarters.

3. Per UDC Article 6.6.3.D The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa are exempt from this requirement.


4. Provide the zoning of the property and all adjacent properties.

Comments 2 & 3 will require a Board of Adjustment for Variance.
