This site is located in the RX-1 zone (UDC 4.7.6). A single family residence is a permitted use in this zone (Table 4.8-1) subject to Use Specific Standards 4.9.7.B.6, .8, & .9. 1. Per Unified Development Code (UDC) Article 6.6.3.C detached accessory structures shall not exceed 12 feet in height, unless attached to a principal structure. A Board of Adjustment for Variance must be process and approved for the Storage Building to exceed 12’-0” in height. Board of Adjustment application/requirements can be found at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf. The Board of Adjustment is a separate submittal form the building permit and is submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using submission type “Zoning Administration”. Accessory structures less than 200 square feet gfa are exempt from this requirement. The parcel measurements do not appear to be correct, b. Zoning of the parcel and all adjacent parcels, c. Show the location of utility lines, d. Provide the owners name. e. Provide the square footage of all structures within the footprint so that the requirements of UDC Article 6.6.3.D can be verified. 4. Based on current aerial photos there appears to be two (2) storage containers on the site. If these containers are still on site show them on the plan.
