Subject property is a 3.44 acre (149,846.4 square feet) parcel zoned RX-1. The area of the parcel is more than four times the minimum lot size for RX-1 (36,000 square feet) and also greater than the minimum lot size for the SR zone (144,000 square feet). RX-1 is a residential zone with a maximum building height of 30 feet. Existing improvements include the main house, a one-story 2,926 square foot single family residence facing east toward Magdalena, a one-story 1,193 square foot guest house, a one-story 993 square foot bunk house, two 320 square foot shipping containers, several corrals with shade structures, and a horse arena. The buildings are served by multiple unpaved driveways. The horse arena is a roughly 5,000 square foot cleared and level open space. The project consists of constructing a new 21’-1/2" tall 50 foot by 50 foot 2,500 square foot steel barn to be used to store collector cars, a car hauler, pick-up truck/tow vehicle, and a backhoe in the current location of the horse arena. The barn will be set back 23 feet from Gollob Road and screened by existing vegetation including mature trees. Existing on-site vegetation includes: • Cercidium microphyllum – foothill palo verde • Prosopis velutina – velvet mesquite • Acacia constricta – white thorn acacia • Acaia greggii – cat claw acacia • Ferocacus wislizeni – barrel cactus • Larrea tridentata - creosote • Opuntia englemannii - prickly pear The project site has a long history as an active “horse property” use resulting in a fair amount of disturbance including buildings, multiple corrals, shade structures, outdoor storage, and multiple unpaved driveways. Nevertheless, there is a significant number of native trees including foothill palo verde and velvet mesquite south around the main house. To the west of the main house the topography drops down to an south-to-north drainageway that supports one of the more significant stands of native trees on the site. The informal horse arena is elevated above the surrounding area. Based on aerial photos, the arena has been cleared and in use continuously at least the last 24 years, possibly much more. The barn is proposed to be located in the area now used for the horse arena. Calculated per UDC Section 6.6.3.E the area of the existing and proposed accessory buildings is 3,862 square feet or 132% of the area of the main house. If the barn was attached to the main house, the area of the main house would be 5,426 square feet, and area of the accessory buildings would be 1,362 square feet or 25% of the area of the main house.
