The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed.

1. Please reorient the site plan with North facing the top of the page.
2. Add a lot coverage calculation. The sum square footage of all primary structures may not exceed 50% of the size of the primary structure. More information is needed to determine the sizes of all structures.
3. The proposed storage does not meet setbacks in the RX-1 zone. The minumum setback is 20'.
a. The applicant may move the location of the storage to meet setbacks; or:
b. Obtain a neighbor waiver from the neighbor with the following language: “My Name is __________________ and I am the owner of the property located at ________________________. I have reviewed the site plan and I have no objection to structure being located or constructed ______ feet from the property line as depicted on the site plan. PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

Provide building type square footage.

Provide plans for the shed.

SECTIONS - DETAILS:

1. Update the wall detail showing a 6” minimum separation of exterior siding or sheathing above finished grade, R317.1 item 5. Update detail #3 sheet 4.
2. Specify the minimum thickness (1/2”) of non-structural siding, R602.10.3.4, and a #15 water-resistive barrier over studs/sheathing of all exterior walls, R703.2.
3. A vented attic space requires a calculation for showing the attic ventilation opening size using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation.

PLUMBING PLANS:

1. Show the platform mounted water heater with a listed pan and ¾” drain line to a waste receptor or to the building exterior 6” above grade, P2801.6.
2. Show an individual accessible water supply shut off for the building, P2903.9.1.
3. Show a two-way cleanout at the building exterior, at 100’ intervals and at change of direction exceeding 135 degrees, P3005.2.
4. Show plumbing vents (VTR) within acceptable distances from traps, P3105.1. (1 ½”-6’, 2”-8’, 3”-12’).

MECHANICAL PLANS:

1. Update the whole-house mechanical ventilation description, R303.4; N1103.6 & M1505.4. Show the ZB80 exhaust fan with an appropriate flow rate setting on the plans. A one bedroom dwelling less than 1500 SF requires a 30 CFM continuous setting. Identify the continuous rated fan device or fresh air system.
2. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical plans if system calculations will be provided by deferred submittal.

ELECTRICAL PLANS:

1. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside in the immediate vicinity.
2. Show a dedicated small appliance circuit at the kitchen countertop receptacle outlets; it may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. Change the outdoor circuit number.
3. Clothes Washer GFCI: receptacles require readily accessible protection typically from an upstream device, E3902.9 & 10. Add notation to plans along with the circuit number.

OUTDOOR LIGHTING CODE

1. Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.
