STRUCTURAL REVIEW COMMENTS:

1. Provide accurate information regarding Current Codes per International Building Code 2018. The Enercalc calculations submitted references IBC 2015 and ASCE7-10. Resubmit revised calculations referencing 2018 IBC.
2. Provide Geotechnical Report for the proposed building per International Building Code 2018, Section 1803.1.
3. Structural steel, components and fasteners that are exposed to weather are to be protected against corrosion in accordance with AISC 360 Section B.13 as indicated in IBC 2018 Section 2203.1.
4. Designer is to coordinate venting and drainage hole requirements for HSS tube members that are galvanized using the hot-dip galvanizing process. Provide for plugs as needed. AWS D-19.0 calls for welds on galvanized steel to be free of zinc. Field welds on galvanized parts requires the removal of the zinc coating in the area of weld. Provide zinc paint (approved by the galvanizer) and apply as required to the weld and steel area to provide protection.
5. Provide galvanized bolts on the framing connections which are exposed to weather.
6. Unprotected foundations are to have frost protection as required in IBC 2018 Section 1809.5. Foundations are to be located below the frost line or use alternate methods as provided.
7. Verify the design lateral pressure from the surcharge loads are included in the lateral earth pressure load and design of the foundation wall as indicated in IBC 2018 Section 1610.1
8. Non-load bearing walls require a deflection track or details to allow for the relative lateral deflection of the structural members.
9. Structural general notes are to include any components of the building that may be considered deferred submittals. IBC Section 107.3.4.1 requires deferred submittals to be approved by the building official. Examples of items that likely should not be deferred include deep foundation elements, deep excavation shoring and prefabricated metal buildings. If items will be deferred the plans are to clearly note the following per IBC Section 107.3.4.1:
* To be reviewed by design professional in responsible charge.
* Design professional shall affix a notation that the deferred items are in general conformance with their design of the building.
* They shall be submitted for review by the building official.
* Shall not be installed until approved by building official.
10. Submit a response letter addressing these correction items and provide bubbles on the revisions to the drawings.
BUILDING REVIEW COMMENTS:
Approval Pending
1. The occupant load factor is incorrect. While in this particular project the changed occupant load will not create any changes, it is important to have the correct occupant load on the drawings and the certificate of occupancy.

EP101 FIRST FLOOR POWER PLAN: Few Site Plan Keynotes actually used.
E501 ELECTRICAL ONE-LINE DIAGRAMS & PANEL SCHEDULES: NEC code issue: Grounding electrode conductors are undersized on the One-Line Diagram.
E503 ELECTRICAL DETAILS: Should rephase cooling requirements voltage from 240vac to 208vac for MDP2. Current design T1 provides only 208 volt. Most 240 vac systems should work, but changing requirement to 208V 3ph will assure that it will work.
EQ106 UNDERGROUND CONDUIT DETAILS: Several of the conduits into MCP1 do not correlate with underground conduit legend on Sheet EQ105. Comment also applies to BP1. BP2 is missing 3 conduit feeds per sheet EQ105. IT cabinet seems to be missing some conduits too.
