This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Show the size of the water line from property line (meter) to building, R106.1.1. Show an existing or upgraded 1” line to the water heater. Minimum size for a pipe supplying two bathrooms within the building is 1”, P2903.7. STRUCTURAL PLANS: 1. Provide rafter sizes and spacing in compliance with Table R802.4. The rafters spanning 16’ are undersized. SECTIONS - DETAILS: 1. Show an existing foundation at the load bearing walls, R106.1.1. Update Details on sheet #2. 2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. Update Details on sheet #2. PLUMBING PLANS: 1. Show the water heater location, P2801.1. 2. Show relocated gas piping from beneath the proposed buildings, G2415.14. Show sizes for compliance with TableG2413.4(1). ELECTRICAL PLANS: 1. Show any changes in the kitchen, R106.1.1. 2. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside in the immediate vicinity. 3. Use Table E3705.5.3 for sizing 15, 20 & 30 AMP branch circuit conductors and protection ratings. Update wire size for circuit #15. 4. Protection of all new and extended interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Batt insulation requires a space greater than 2” x 4” framing for R-19, N1102.1. Update the R-19 to R-13 at Cross Section 1.
