A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. Per UDC Article 6.4.3 and the example for residential plot plans found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, vehicle use area is included in the lot coverage. Revise the lot coverage calculation to include all vehicle use areas and the accessory structures located in the rear yard. 2. Provide the zoning of the adjacent parcels on the plan, see residential plot plan requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. 3. Provide perimeter yard setbacks on the plan, see residential plot plan requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. Front street perimeter yard setbacks are based on UDC Article 6.4.5.C.1 20’-0” or 1-1/2 times the height of the exterior wall, great of the two as measured to the street property line. 4. Show all utilities on the plan, see residential plot plan requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. 5. Based on current aerial photos there is some type of shade structure attached to the southeast corner of 5831 that is not shown on the plan, show this structure on the plan and provide approved permit documents. 6. Provide a width dimension from the centerline of Lee to the face of curb, 18’-0”, and from the face of curb to the property line, 12’-0”, on the plan. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: 1. Indicate the location and size of the water line from property line (meter) to building, R106.1.1. Minimum size for a pipe supplying two bathrooms within the building is 1”, P2903.7. SECTIONS - DETAILS: 1. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground (R317.1 item 5). This may require a concrete stem when the floor is less than 6” above grade. 2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. ELECTRICAL PLANS: 1. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.2.1. Provide notation if the smoke alarms are existing or proposed. INTERNATIONAL ENERGY CONSERVATION CODE: 1. Both standard and high density batt insulation requires a space greater than provided with 2” x 6” framing, N1102.1. Identify the products that provide the intended minimum R-30 total value with a 2-layer batt and ridge board system or closed cell foam, R806.5.
