COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.


1. Per UDC Article 6.6.3.D The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa are exempt from this requirement. Based on the 560 sq ft shown for the workshop it exceeds the allowed 50%. Either the workshop will need to be connected to the main house via a 5’-0” wide minimum roofed structure that can support a 20 lb live load or a Board of Adjustment for Variance will need to be submitted and approved to allow the detached accessory structure to exceed the 50% gfa.

The minimum setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b).

2. Side street perimeter yard setback from the proposed workshop is 4’-0”.
3. Side street perimeter yard setback from the future carport is 2’-6”.
