This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

1. Provide a dimension from the existing house to the street property line. This is necessary to verify what the required setback along Randolph Pk is. If the setback to 23rd meets the 20’-0” for a front street perimeter yard setback than the require side street perimeter yard setback for Randolph is 10’-0”. Based on the drawings a Design Development Option (DDO) will need to be submitted and approved prior to approve of these plans. DDO application and requirements can be found at: https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. 2. Clarify what the double line is shown along the west side of the proposed shop.
