TRANSMITTAL: July 15, 2021
This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

1. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the wall, see Unified Development Code (UDC) Article 6.4.5.b & Figure 6.4.5-A. Provide fully dimensioned elevations. For the purpose of the Design Development Option (DDO) the dimensions shall be from design grade to the highest point of the all. Once these dimensions are provided Zoning can provide the needed comments to apply for the DDO.

2. Provide a full floor plan for the existing main dwelling with your next submittal for the purposes of determining vehicle parking requirements, see UDC Article 4.9.7.B.7. With 3 bedrooms in the existing residence and 3 bedrooms in this addition 4 vehicle parking space will be required to be located in the side or rear yard.

3. If there is a kitchen in the “(E) 3 BEDROOM RESIDENCE” remove the reference to a kitchen from this plan as this site only supports a single family residence, see UDC Table 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 ZONES, R-1 Zone, Also if there is a kitchen in the “(E) 3 BEDROOM RESIDENCE” the full sized refrigerator from the plan. An under counter refrigerator would be allowed.

4. Demonstrate on the plan that the proposed connection to the existing dwelling is a minimum 5’-0” wide and can support a 20 pound live load.

5. Provide a lot coverage calculation that meets the requirements shown on the example of a residential plot plan found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf.

6. It is not clear if there will be any demolition for this project. If so the following applies and Historic review will be required:
The Pima County Assessor’s effective construction date for your building or structure is 1947. The actual construction date may be earlier.
Buildings, portions of buildings or structures that are 50 years of age or older must be architecturally documented prior to demolition. Documentation will be reviewed and approved by the Historic Preservation Office before a permit is issued.
