A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. As 6th Street is a collector listed on the COT MS&R map the street perimeter yard setback is based on UDC Article 6.4.5.C.2 & Table 6.4.5.C-1 ADT of 1,000 or Greater and measured to the back of future curb. Back of future curb shall be located 9’-6” from the future property line. Future property line will be 45’ south of centerline of 6th St. Show the future curb, future property line and provide a street perimeter yard setback dimension from back of future curb to the proposed addition. Based on the dimensions shown on the plan once the future curb & property line are shown correctly the back of future curb will be 4.1’ north of the existing property line with the proposed perimeter yard setback being 16.6’. Based on a wall height of 26’-‘6 the required street perimeter yard setback to 6th St is 26’-6” with the proposed setback of 16’-7”. Per UDC Article 3.11.1.D.1.d a DDO cannot modify an overlay requirement such as a Major Streets and Routes setback therefore a Board of Adjustment for Variance is required. The following may also be processed through the Board of Adjustment: 2. Based on a wall height of 29’-0” the required street perimeter yard setback to Wilson Ave is 29’-0” as measured to the outside edge of the nearest adjacent travel lane, proposed setback is 21’-0”. UDC Article 6.4.5.C.2 & Table 6.4.5.C-1 ADT over 140 but less than 1,000. 3. Based on a wall height of 23’-0” the required perimeter yard setback from the proposed 2nd story covered porch to the west property line is 15’-5” proposed setback is 5’-0”.The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 4. Based on a wall height of 29’-0” the required perimeter yard setback from the proposed 2nd story additon to the west property line is 19’-5” proposed setback is 11’-3”.The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).
