06/22/2021 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. The exhaust fan schedule includes remarks that provide for three different sequences of operation. In this particular case, only sequence #6, a programmable timer, is acceptable. Reference: Section 107.2.1, IBC 2018; Section 403.2.1 (4), IMC 2018.
2. The ventilation calculations for HP-6 counted the reception/waiting room as an office but it more properly is described as a main entry lobby, increasing the required ventilation flow rate. The amount of outside air introduced into a space shall be sufficient to provide for the required exhaust flow rates (e.g. the 75 CFM for EF-1). Reference: Section 403.2.2 and 403.3.1.1, IMC 2018.
3. The portion of the building shell being modified in this activity does not appear to have been conditioned. Section C503.2, IECC 2018 requires the space to be brought into full compliance with the current energy code. Demonstrate energy code compliance for the building envelope, HVAC, and interior lighting using calculations based on the current code. Reference: Sections C101.5, C103.2, C303, and C401.2, International Energy Conservation Code 2018.
4. Show how one of the “Additional Efficiency Package Options” (C406, IECC 2018) is to be accomplished. Reference: Section C401.2, IECC 2018.
5. Provide heating and cooling load calculations to justify the heating/cooling capacities of the specified HVAC units. Reference: Section C403.1.1 and C403.3.1, IECC 2018.
06/22/2021 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Drawing A1 calls for a “water dispenser by tenant.” Coordinate with the architect to provide water service with a shut-off valve for the water dispenser. While the appliance may be supplied by the tenant, it must be installed as part of this activity. The use of a point-of-use water dispenser in lieu of a drinking fountain requires the installation of a listed and labeled dispenser along with a permanently mounted disposable cup dispenser. The cup dispenser shall be located adjacent to the water dispenser with the dispensing end between 34” and 48” above the finished floor. Reference: Sections 1109.5 and 2902.1, IBC 2018; Section 606.2 (3), IPC 2018.
2. Provide a design for the mounting shelf for the water heater along with structural calculations to show that the water heater is safely supported from the building structure. Reference: Section 301.2, IPC 2018
3. Revise detail 5/P5.0 to show the expansion tank installed correctly and in a manner consistent with the Code and the manufacturer’s instructions (i.e. install the expansion tank on the cold water service to the water heater). Reference: Section 303.2, IPC 2018
4. Provide tempered water for the restroom lavatories using approved devices conforming to ASSE 1070. Reference: Sections 419.5 and 607.1.2, IPC 2018
5. Provide metering faucets for the lavatories, dispensing a maximum of 0.25 gallons per metering cycle. Verify that the faucet cycle will last for at least 10-seconds. Reference: Section 419.6, IPC 2018, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09.
6. Provide open-front water closet seats. Reference: Section 425.3, IPC 2018.
7. Show the size, route, and termination of the T&P relief pipe from the water heater. Reference: Section 504, IPC 2018.
8. Provide an approved vacuum relief valve for the scheduled bottom-fed water heater that is located above the fixture outlets. Reference: Section 504.2, IPC 2018.
9. Provide a full-open valve for the water supply pipe to the water heater. Reference: Section 606.1(8), IPC 2018.
10. The design of the water heater piping, as shown in detail 5/P5.0, with a shutoff valve located between the water heater and the expansion tank, makes it impossible for the expansion tank to accommodate the thermal expansion of the water in the water heater, as intended by Section 607.3, IPC 2018. Reference: Section 303.2, IPC 2018.
11. Verify that the distance from the hot water source to the hot water termination for the public lavatories complies with the requirements of Section C404.5, IECC 2018.
06/22/2021 ROBERT SHERRY WATER REVIEW Reqs Change Provide the size of the water meter serving this address, the size of the backflow preventer associated with the water meter, and the total water demand served by the water meter. Reference: Section 107.2.1, IBC 2018.
