This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall, see UDC Article 6.4.5.B & Figure 6.4.5-A. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). 1. Master suite addition to the south property line, based on a wall height of 9’-6” the required perimeter yard setback is 6’-4”, proposed is 4’-0”. 2. Guest suite addition to the south property line, based on a wall height of 11’-6” the required perimeter yard setback is 11’-4”, proposed is 8’-0”. 3. Guest suite addition to the north property line, based on a wall height of 15’-0” the required perimeter yard setback is 10’-0”, proposed is 6’-0”. 4. Roof deck addition to the south property line, based on a wall height of 17’-0” the required perimeter yard setback is 6’-4”, proposed is 4’-0”. 5. Carport addition to the north property line, based on a wall height of 9’-0” the required perimeter yard setback is 6’-0”, proposed is 3’-0”. 6. The maximum height of a wall or fence within a perimeter yard shall be six (6) feet (UDC Section 6.6.2.I). There is a “SCREEN WALL” called out under Key Note 9 shown on the south elevation that appears to be 8’-0” tall but it is not clear where this is located on the site plan. The only call out on the site plan along the south property line is for a “NEW 6’ STEEL FENCE” under Key note 19. Depending on the location of the screen wall a DDO for wall height maybe required. A DDO is a separate submittal from the building plan and shall be submitted at: https://www.tucsonaz.gov/pdsd-filedrop, using the Submission Type “Zoning Administration”. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. Place each plan sheet into a single PDF file for reviewing as a complete plan set.
