A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf. 2. Show all structures including porches on the plot plan. Based on aerial photos there appears to be porch that is not show on the plan. This porch also has an area at the north end that has been enclosed, provide permit documentation that approved this inclosure. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. SITE PLAN: Provide a site plan showing all buildings, R106.1.1. Show setback measurements to property lines and location of utility lines to the building. Show a minimum 1” water pipe supplying the building with two bathrooms. SECTIONS - DETAILS: New exterior walls require compliant attachment to a foundation with minimum 6" spacing above exterior grade. This may require a stem for raising wooden materials. ELECTRICAL PLANS: Receptacle, lighting and smoke detector circuits require arc-fault protection. Update note #1 showing City of Tucson Outdoor Lighting Code. Update note #9 showing 90%. INTERNATIONAL ENERGY CONSERVATION CODE: Provide insulation details minimum (R-13 walls and R-38 ceiling) showing code compliant placement of materials and ratings, N1101. Windows require a solar heat gain of 0.25 or better. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38.
