04/01/2021 | ERIC NEWCOMB | BUILDING-COMMERCIAL | REVIEW | Reqs Change | 1. Sheet Cover; Project Description: This description indicates a warehouse to be used as an art gallery space and work shop spaces. The Project Information on this sheet indicates a Group B Occupancy Classification. An art gallery is considered an A-3 Occupancy Classification per the 2018 IBC Section 303.4. Please clarify. 2. Sheet G2.0; Code Review: Please verify the Group B Occupancy Classification is correct, and revise Code Review information as required for an art gallery Occupancy Classification if necessary. 3. Sheet G2.0; Code Review: The Allowable Area and Area Increase reference the IBC Table 503 and IBC Section 506.3. Please revise the references to the 2018 IBC. 4. Sheet G2.0; Code Review (Occupant Load): Please indicate a maximum of 49 occupants per floor will require signage as indicated. 5. Sheet G2.0; Code Review: The drawing indicates 'Per the 2018 IBC, but references throughout the Code Review are not to the 2018 IBC as required. Please revise references as required. 6. Sheet G2.0; Code Review (Plumbing Fixture Requirements): Although this TI is for the basement only, the Plumbing Fixture Requirements must consider both levels. For 49 occupants in the basement level with a B Occupancy Classification, one male and one female water closet is required. The uni-sex restroom in the basement can only account for either a male or female restroom, not both. However, the IBC Section 2902.3.3 allows the required toilet facility to be a maximum of one story above or below the space and within 500' travel distance. Therefore, the total building occupant load (98) requires two male and two female restrooms, and that requirement is met using the three restrooms on the first floor and the basement restroom. Please indicate this information in the Code Review. 7. Sheet A2.0; Floor Plan 1: Enlarged Plan at the new ramp references 1/A2.1. Please revise that reference. 8. Sheet A2.0; Floor Plan 1: Enlarged Plan at the new interior stair references 1/A2.1. Please revise that reference. 9. Sheet A2.0; Floor Plan 1: Enlarged Plan at the new exterior stair references 1/A2.1. Please revise that reference. 10. Sheet A2.1; Ramp Section 5: Notes indicate 'new retaining wall per structural' and 'concrete footing per structural'. Please provide structural calculations and drawings for the new wall and footing. 11. Sheet A2.1; Keynotes: Note 3 indicates 'new wall per wall types'. Where are the Wall Types located? Please verify. 12. Sheet A2.2: Please provide structural calculations and details for the new wood stair and new retaining walls (as indicated in Section 3). 13. Sheet A2.2; Enlarged Staircase Plan 2: Please provide missing keynotes on this plan. 14. Sheet A2.2: Please coordinate and provide Keynotes on all plans and sections on this sheet. 15.
