03/11/2021 | ERIC NEWCOMB | BUILDING-COMMERCIAL | REVIEW | Reqs Change | 1. Sheet CS-01; Project Data (Plumbing Facilities): The water closet and lavatory counts are based on the occupant load for this tenant space only. The Key Plan on this sheet appears to indicate the unisex restrooms are shared with other tenant spaces. Please verify on these drawings the two restrooms meet the requirements for all tenant spaces sharing them. 2. Sheet CS-01; Project Data (Exiting): The Project Data indicates two exits are provided. It appears the northwest corner exit passes through other tenant spaces in order to reach an exit. This is not allowed per the IBC Section 1016.2.1. Please verify. 3. Sheet A-01; Furniture/Equipment Plan: Please indicate on this plan the Elevation Indicators for Elevations 1, 2, and 3. 4. General: Please provide written responses for all review comments. |
03/16/2021 | ROBERT SHERRY | MECHANICAL-COMMERCIAL | REVIEW | Reqs Change | 1. Provide heating and cooling load calculations to justify the heating/cooling capacities of the specified HVAC units. Reference: Section C403.1.1 and C403.3.1, IECC 2018. 2. Show that the walk-in cooler and the walk-in freezer meet the construction requirements of Section C403.10.2, IECC 2018. 3. Show that the walk-in cooler and the walk-in freezer meet the efficiency requirements of Section C403.10.2.1, IECC 2018. 4. Clarify the exhaust fan situation. There are two EF-1 fans listed: an in-line fan for the restroom exhaust and an up-blast rooftop fan to serve the Type II hood. The fan for the Type II hood is called EF-2 on sheet M1.1 and EF-1 on sheet M1.0. AHU-1 and AHU-2 are interlocked with EF-3 but there is no EF-3. Reference: Section 107.2.1, IBC 2018. 5. Provide calculations to verify that adequate ventilation will be provided for the suite. Reference: Section 403.3.1.1, IMC 2018. 6. Provide balancing information for the outside air to the air handlers and for the exhaust grilles in the restrooms. Reference: Section 107.2.1, IBC 2018. |

03/16/2021 | ROBERT SHERRY | PLUMBING-COMMERCIAL | REVIEW | Reqs Change | 1. Correct the key plan on sheet CS-01 to indicate the area of work is in suite 102, not suite 120. Reference: Section 107.2.1, IBC 2018. 2. Clarify the location and size of the Tucson Water meter serving the total fixture units noted in the water calculations on sheet P1.0. Reference: Section 107.2.1, IBC 2018. 3. Revise waste and vent riser diagram F to correspond to the layout of the plumbing fixtures. Reference: Section 107.2.1, IBC 2018. 4. Provide a design for the mounting shelf for the water heater along with structural calculations to show that the water heater is safely supported. Reference: Section 301.2, IPC 2018. 5. The water calculations on sheet P1.0 references the 2018 IPC as it’s source but the demand for 39.8 fixture units (flush valve) is 46 GPM, not 40 GPM. At 46 GPM, the water velocity in a 1-1/2” Type L copper pipe is 8.3 FPS (12.1 FPS in 1-1/2” PEX). Revise the pipe sizing to reduce the water velocity below 8 FPS. Reference: Section 303.2, IPC 2018 6. Provide metering faucets for the lavatory, dispensing a maximum of 0.25 gallons per metering cycle. Verify that the faucet cycle will last for at least 10-seconds for accessibility. Reference: Section 419.6, IPC 2018, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09. 7. Show the grease interceptor installed correctly and in a manner consistent with the Code and the manufacturer’s instructions. Reference: Section 303.2, IPC 2018. 8. Revise the water heater installation detail to include the recirculation system and valves. Reference: Sections 503.1, 504, 606.1, 607.2, and 607.3, IPC 2018. 9. Verify that the distance from the hot water source to the hot water termination for the public lavatories complies with the requirements of Section C404.5, IECC 2018. 10. Hand sinks (HS) in the kitchen are allowed to connect to the sanitary waste system instead of the grease waste system only if each sink has a sign posted above it stating, “HANDWASH SINK ONLY! NO FOOD PREPARATION OR DISHWASHING ALLOWED.” Reference: Section 1003.3, IPC 2018, as amended by the City of Tucson. 11. Correct the grease interceptor calculations to include the service sink and to not include plumbing fixtures that do not discharge to the grease interceptor. |
