Previous comments #2 not addressed. Per UCD Article 6.6.3D the total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Gross floor area does not include porches or other accessory structures on site. Accessory structures less than 200 square feet gfa are exempt from this requirement. The proposed canopy w/solar exceeds the allowed 50%. A Board of Adjustment variance may be requested. Alternately, the solar canopy may be attached to the main home by a minimum 5 ft connection have the solar canopy not be considered an accessory structure, but rather part of the main home.
