A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10 1. As you are proposing a new structure on this residential parcel a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf At a minimum this plan will include: Provide the square footage of all structures on site. Lot coverage calculation Legal description Height of the proposed structure Zoning of this parcel and all adjacent parcels 2. Per UCD Article 6.6.3D the total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa are exempt from this requirement. It appears that the proposed canopy w/solar exceeds the allowed 50%. A Board of Adjustment for Variance may be required but until the above information is provided the requirements cannot be verified.
