A multi-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf This plan will: Be drawn at an engineering scale, i.e. 1” =10’ Provide a lot coverage calculation Show the locations of all utilities Indicate the zoning of the surrounding properties Provide a legal description 2. Under “ZONING: CITY OF TUCSON HR-2” there is a statement “DWELLINGS ALLOWED: 1:7000 SF – 2 PERMITTED” this statement is not correct. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2 Zones, R-2 zone, minimum lot size is 5,000 SF and based on an allowed density of 15 units per acre for two (2) dwelling units you are required to have 5,808 SF of lot. 3. As you are proposing a 2nd dwelling unit a separate permit is required for the addition and the 2nd dwelling unit. 4. Provide a single multi-page PDF drawing file on your next submittal. COMMENTS: the following comments are relative to an application for Historic Review (UDC 5.8.8). Perimeter yard setbacks are based on a height measurement from design grade to the highest point of the wall, see UDC Article 6.4.5.B For the addition to the main dwelling: 5. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 15’-2” the required perimeter yard setback from the addition to the north property line is 10’-2” proposed setback is 8’-0”. For the proposed 2nd dwelling unit: 6.
