A nonresidential use is not allowed in the R-2 Zone 1. A single family dwelling is defined as a dwelling unit that is not attached to any other dwelling unit by any structural elements, surrounded by open space and located on its own separate lot, see UDC Article 11.3.7.A.5. A dwelling unit is defined as a building or portion of a building that is designed, occupied, or intended for occupancy as living quarters exclusively for a single household , which includes one or more rooms, with sleeping and sanitary facilities and one enclosed kitchen, see UDC Article 11.4.5. As there are no sleeping facilities in the proposed structure it does not qualify as a single family dwelling and is not allowed in the R-2 Zone.
