Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

GENERAL COMMENTS:

1. Show code references as recognized by the City of Tucson. Adopted 2018 codes are listed at the Planning & Development Services web site. Add the code references used for the design to the plans.

SITE PLAN:

1. Indicate the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Show the point of connection of proposed lines to the utility (electrical) service for verifying correct sizes and necessary upgrades.

FOUNDATION PLANS:

1. Framed exterior walls of enclosed roof structures require continuous concrete footings of minimum 12” width and 12” below the undisturbed ground surface, R403.1.
2. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½” diameter with (anchor bolt length for assuring) 7” embedment into concrete or masonry, R403.1.6. Maximum spacing 6’ o/c and within 12” of each sill plate end, R403.1.6.

FLOOR PLANS:

1. Clarify if any dwelling windows are blocked or opening into the storage room on the floor plan, R106.1.1.

SECTIONS - DETAILS:

1. Specify the type of structural siding, R602.10.3.4, and a #15 water-resistive barrier over studs of all exterior walls, R703.2. .
2. Show the exterior sheathing with a minimum clearance 4” above grade or 2” above paved areas, R703.7.2.1. Consider a design with concrete stems.

ELECTRICAL PLANS:

1. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3.
